Professionals will have “wide angle” lenses that will capture the entire room whether it be a tiny half bath or a large master bedroom. Virtual tours of still frames are a nice touch though ACTUAL video will take your internet traffic to a new level!
#2 CLEAN, CLEAN, CLEAN – de-clutter, take down personal photographs, remove items off kitchen counter tops and tables, make beds, hide dirty laundry, and clean your home by vacuuming, mopping floors, and wiping down everything. Potential buyers want to visualize themselves living in your home so don’t distract them with filth, allow them to take in the experience with cleanliness and a fresh clean scent.
#3 FIX Minor Flaws - Minor flaws such as holes, punctures, cracks in walls and floors immediately devalue your properties worth to any buyer and that will most likely be reflected in an offer should they even decide to make one. Broken door thresholds, cracked tiles, leaky faucets, stained carpet, cracked moldings are all EASY fixes that will bring greater value to any offer if they are non existent, in other words spend the $150 to make the fix.
These are just a few minor touches that make a world of difference, don’t just list your home for the sake of listing it, list your property to SELL!
