How To Prepare For A Home Inspection

A Home inspection is really to find major problems before completing a purchase. Repairs are basically for major systems like:  Electrical, plumbing, roof and foundation. Not for a battery in the smoke detector, or a light bulb in the bedroom light.

As a buyer:
-Do not use it as a tool to re-negotiate the transaction.
-Keep in mind if it is not new construction there is no punch list
-Be reasonable - not stubborn
-If you find something you are concerned about prior to writing the offer include that repair in the offer not after a home inspection.
As a seller:
-If it is something major like a repair to the roof offer a cash value instead of doing the repair yourself.
-Be reasonable -not stubborn
-The best way to avoid your home sale going sour over a home inspection is to know what the common home inspection issues are and deal with them before placing your home on the market.
This is when you need a Real Estate Agent in your corner to negotiate these things and look out for your bottom line.  Be reasonable not stubborn if you want to buy or sell a home.
