Bass Pro Shops buys land for development near Greer

GREER – The sale of about 75 acres for a mixed-use development anchored by Bass Pro Shops at the northeast corner of Interstate 85 and Highway 101 closed Thursday afternoon, and while the property is not expected to be annexed by the city of Greer, it will have great impact locally and beyond Spartanburg and Greenville counties, according to Spartanburg County Councilman David Britt, who's played a key role in negotiations.Site work is expected to begin in time for the development's opening in early 2016, as announced in April."To have Bass Pro Shops coming to Spartanburg and the Upstate of South Carolina is going to be like nothing we've seen before," said Britt. "It's not just going to be a ripple. It's going to be like dropping a meteor in a swimming pool. It's going to knock all the water out of the pool, and it's just going to cause us to make the pool about three times larger than it was. It's going to be fantastic. It'll have an effect not just on Spartanburg County but the Upstate in ways that we've never seen before."The new Bass Pro Shops Outdoor World Store is expected to be 120,000 square feet, and it will serve as the primary anchor in a development that will include other retail outlets, a hotel and restaurants. Bass Pro Shops' own Uncle Buck's Fishbowl and Grill, a nautical-themed center that features family dining and a 12-lane bowling alley, will be included.The Missouri-based outdoor retailer specializes in hunting, fishing, camping and related gear."Bass Pro Shops is not just an outdoors sporting goods store; it's an event," Britt said. "It's a facility that will attract people from as far away as Atlanta, Charlotte, Knoxville, Columbia – easily within a 150, 200-mile radius. It will generate so much activity and commerce for the Upstate. As they say, a rising tide will float all boats. This store, particularly – their designs are to make this a mega-store. In their terms, it will have a mega-impact on Spartanburg and Greenville."Bass Pro Shops spokesman Katie Mitchell said site design is in the early stages. The stores are known for combining retail with entertainment, conservation and outdoor education.Spartanburg County Council, the Spartanburg Economic Futures Group and Pacolet Milliken were among agencies involved in landing the big-fish retailer.Officials from the city of Greer had expressed interest in pitching benefits to Bass Pro Shops for seeking annexation into Greer, but Britt said utilities and other necessities will be handled by Spartanburg County, leaving Bass Pro Shops without interest in city annexation.But increased traffic around the southeastern point of Greer will bring economic benefits to the city and far beyond, Britt said.The store will be Bass Pro Shops' third in South Carolina. One is located in Myrtle Beach, and another, in North Charleston, is slated to open next year.The Spartanburg County property is the former site of the Armitage Plant that closed in 1985. Its sales price was not announced Thursday."We see a tremendous amount of growth and potential growth in this corridor, and the site is equal distance from the city of Greenville and Spartanburg," said Bass Pro Shops' Mitchell."Bass Pro Shops is a name now that people are attracted to in such a positive way," said Britt. "I've been to their first store in Springfield, Missouri. People go in there and sometimes spend the better part of a day. It's so big. That's what they envision to have at this store as well – to be an event. People traveling from the Midwest and up north, traveling to our South Carolina beaches – the finest in the world – will make this a destination stop along their route. Bass Pro does a great job of tracking their customers, where they're coming from and going to, and I think they have designs on this being that-type of facility."Right next to BMW, the synergy is going to be so fantastic with all that we have going on in Spartanburg and the Upstate. It's something that's going to be so tremendous, and that's why we've worked so hard to get them here… We have offered them, just like we do for any other company or any other business that's coming here that's going to make a dramatic impact on the county – we've rolled out the red carpet to them. We've shown them our Southern hospitality, and what makes Spartanburg different from any other place in the country is we know who the golden goose is, and it's business and industry. We don't just talk it; we deliver."Britt said Bass Pro Shops could see proof of that right across the street at BMW."Their initial investment was $420 million and a thousand jobs," said Britt, who was on Spartanburg County Council when the German automaker was recruited to the Upstate. "Now they've invested right at $8,500,000,000 and will have 9,000 employees shortly. Bass Pro Shops came in and said, 'This is what we want to do. Can y'all help us make things happen?' We said, 'Absolutely.' I probably talk to those guys once a week. They're a huge company, but they actually have a small, tightknit group that actually is their leadership and design folks, so you're still talking like it's a family-owned business.
