Understanding Home Search Websites

There are a ton of websites that lure home buyer's/seller's in to search for foreclosures, properties for sale or home values.  There is something that needs to be explained about these sites.  Many of them do not syndicate with the local multiple listing services in the area therefore, many times information is inaccurate. This is frustrating to Buyer's especially when they find a property they have an interest in and send it to their Agent just to find out it is no longer on the market.  I know I have had clients go through this situation and they get aggrevated with me because they feel everything they find is no longer available.  

When you start working with an Agent ask them if their website is sydicated with the local multiple listing sercvice in the area of your search, if it is, use that website in order to get the most accurate information available.  Nobody likes to have to disapoint people over and over again but that is exactly what happens in our profession if people search on sites we have no way to maintain.

If you are thinking about selling call a local Realtor in your area to get the most accurate value for your home.  Again, the values that are given on many of the home sites are just an average value of like homes based on zip codes, not the actual location and amentities of the home.
