Searching for homes online has become very popular for first time home buyers and can sometimes be overwhelming because of the numerous MLS listings available at your fingertips.

First time home buyers often don't realize that the online data is not always up to date. Buyers after spending much time online to find their dream home can become deflated when the listing is either under contract, pending or sold. Even worse if the home is still available and they want to make an offer; the seller won’t accept the offer without a pre-approval letter from a mortgage lender.

So one of the first steps in purchasing your first home is to get your finances in order and make sure your income and credit will qualify for a loan.  There are many different types of loans available and a qualified mortgage lender will help decide which type of loan you can qualify for. Once you are pre-approved for a mortgage, you will know what you can afford and can make a solid offer on your dream home.

The next step is to find a qualified Realtor to be your buyer's agent; they have a fiduciary responsibility to the buyer and will insure that the buyer is receiving good representation. A buyer’s agent can help you find your dream home based on the area that you desire. The agent should always perform a CMA (Comparative Market Analysis) prior to making your offer on a home to ensure that the price you are paying is fair in today’s market and to see if the area is appreciating or depreciating.
