South Carolina Housing is offering First Time Home Buyers down payment assistance. On a regular home purchase you can get up to $5000. On a New construction you can get up to $8000.  Requires specific income levels which is defined by County and Family size. Some are forgiveable and some are repayable. The maximum purchase price is regulated by County. You can use it with an FHA loan or USDA loan. They do have very strict Ration limits which are 29/42. Your minimum credit score can be 640.
