Is It Time To Buy Or Not

  We have all heard that we are in a buyer's market right now.  Home prices are at the lowest they have been in years.  Interest rates are historically low..  So you can buy more home for less money.  Sounds great right?  But how do you decide if it's the right time for you?  Here's a few questions to ask yourself before making this important decision.  

1. Can I get approved for  a new mortgage?  Just a few years ago it seemed like anyone could get approved for a mortgage, but as we all know things have changed.  Yes, mortgage companies have gotten tighter with their rules for lending, but that doesn't mean you can't get approved.  Most mortgage lenders now offer credit repair programs, so if you're not where you need to be yet you can get there in a reasonably short amount of time.  And yes there are still programs that offer 100% financing. The first and best step is to contact a mortage broker and find out where you are.  You might be surprised and find out that you are better off than you think.

2. Am I happy with where I'm living now?  If you are currently renting then this is a no brainer.  Renting almost always costs more than owning right now.  Instead of giving your money to a landlord, you can put it towards investing in your future. If you currently own your home, you can most likely get into a nicer home for the same monthly payment, and in some cases less.  

3. What are your long term goals?  If your goal is to buy a house, live in it three years, and then turn around and sell it for a substantial profit, then this is probably not the best time to buy. If you are looking to buy your dream and live there for at least ten to fifteen years, then this is an excellent time to buy.

  I think we can all agree that a home purchase is one of the most important decisions you will make in your life.  It is not a decision anyone should make without a lot of thought and prayer.  But if you feel like this might be the right time for you, then there really couldn't be a better time to buy.
